Woodlands SHDF

Client: Wates Living Space
Contract Value: £2.2 million
Project Duration: 9 months

The project involved the External Wall Insulation (EWI) retrofit of 214 properties, delivering energy-efficient solutions with a variety of finishes tailored to property requirements, including:

  • Brick-effect render
  • Silicone finish
  • Pebble-dash finish

The scheme required innovative problem-solving to address utility-related delays and costs. A new product was developed for insulated utility boxes and cable/gas pipe covers, which enabled additional properties to be completed within the project scope.

Project Scale: The project’s high contract value and tight 9-month timescale reflect our ability to manage large-scale, multifaceted refurbishments with precision. We efficiently allocated resources and maintained high quality across various trades while meeting the deadline, demonstrating our capability to achieve the framework’s standards.

Resources Used: The project was delivered using our in-house, highly skilled External Wall Insulation (EWI) team, supported by a specialised management and design team. This team ensured that every aspect of the EWI process—from design adaptations to installation—was executed to the highest standards. The direct involvement of our team allowed for efficient problem-solving and streamlined project delivery, ensuring consistent quality across all properties.

Performance Measures: Success was gauged through client and resident satisfaction, timely completion, and adherence to budgetary constraints. Post-installation energy audits confirmed significant insulation improvements and reductions in energy usage, aligning with the framework’s sustainability goals.

Challenges and Solutions: The primary challenge arose from the need to adapt the EWI designs to properties with complex utility installations, such as external meters, gas pipes, and cable runs. Standard products did not meet the project’s requirements, causing delays and increased utility costs. To overcome this, we designed and developed bespoke insulated utility boxes and cable/gas pipe covers that integrated seamlessly with the EWI system. This innovation not only addressed design constraints but also expedited the project timescale by minimising disruptions caused by external utilities, enabling additional properties to be included within the project scope.

Outcome and Impact: The scheme significantly enhanced the energy efficiency of 214 homes, reducing energy consumption and heating costs for residents while supporting the client’s decarbonisation targets. The innovative insulated utility solutions minimised project delays and expanded the scope of properties treated, optimising cost-efficiency and maximising project outcomes.
